We are an architecture studio and a general contractor working at the same table.

The people who draw the project work in the same building as the people who build it. Nobody on site has to say “that’s not what the drawings showed.” Details get settled at the desk, and cost and schedule are known from the first week.

(03) Process

Five phases, one point of contact

  1. 01

    Discovery

    1-2 weeks

    We walk the site and read the zoning, the survey and the geotechnical report. Together we write the program, and you get a first budget range.

  2. 02

    Design

    4-10 weeks

    Concept sketches become schematic design, then a construction set coordinated with the structural, mechanical and electrical drawings.

  3. 03

    Permitting

    3-8 weeks

    We take the drawings through city review and every other approval the site needs. On landmarked buildings, the historic review submission is ours too.

  4. 04

    Construction

    8-30 months

    Our superintendent is on site every day. You get a weekly progress report, a monthly pay application and a photo log of the job.

  5. 05

    Handover

    2-4 weeks

    The punch list is closed and the certificate of occupancy issued. With the keys you receive the building's O&M manual and a two-year maintenance schedule.
