From the bougainvillea lanes of Kalkan to the rocky peninsula at Kaş, we look after every villa ourselves. Prices are for the whole villa, per night, with local taxes included.

Met at the door
Give us a call when you leave the airport. Ayşe or Murat will be waiting at the villa to show you round and share our favourite beaches, and breakfast for the first morning will be in the fridge.

Hotel standard cleaning
Before every arrival our team of two cleans the house top to bottom, and the pool is checked every morning. Stay longer than a week and a mid stay clean with fresh linen is on us.

We have lived in Kalkan since 2009 and manage all eight villas ourselves. Prices, rules and upkeep are never handed over to another agency.

Seventeen miles apart, two very different towns.
Kaş is livelier, full of divers and late nights. Kalkan is quieter, all rooftop terraces and bougainvillea, made for long dinners. This is the list we hand our guests every summer.

Two weeks at Villa Limon with the children. The paddling pool kept our four year old happy from breakfast to bedtime. One night the air con gave up at about eleven, and someone was at the door within half an hour. We have already asked for the same fortnight next year.
At Kayalık you walk down the steps and you are in the sea. We had coffee on the platform every morning, then swam. The fridge was stocked when we arrived, with a jar of homemade fig jam from the village on top.
I brought my mum, who is eighty. Taşev is all on one level, which was exactly what we needed, and Ayşe told us everything down to which day the market is on.

Dalaman is the closest airport, about four hours from Gatwick, Manchester and most UK regional airports. Your driver waits in arrivals with your name, with cold water, child seats and the villa keys in the car.

Collect at the airport
If you want to explore the bays yourself, pick up a car in arrivals and drop it back at the same spot when you fly home. From £32 a day, and they drive on the right.

Send us your list the day before and we will pick everything up from the Kalkan market and bakery. You only pay what is on the receipt.
Flying into Antalya instead? We arrange transfers from there too. It is a longer drive, but the coast road makes up for it.

How much is the security deposit, and when do I get it back?
Between £150 and £350 depending on the villa, taken by card on arrival. We walk round the house together when you leave; if all is well it is released the same day, and card refunds usually show within seven working days.
What is your cancellation policy?
We take 30% to secure the booking. Cancel more than 45 days before arrival and it is refunded in full. Between 45 and 15 days we refund half. Within 15 days there is no refund, although we will always try to move your dates. We strongly recommend travel insurance.
How does pool heating work, and what does it cost?
Five of our villas have heated pools. Outside June to September heating is optional at £28 a night, and keeps the water at around 28°C. From June to September the sun does the job for free.
What are the arrival and departure times?
Arrival from 4pm, departure by 10am, Turkish time (two or three hours ahead of the UK). If the villa is free the night before, early check in is on us. For late flights home we can keep your bags at our office.
Can I bring my dog?
Villas Begonvil, Zeytinlik, Taşev and Defne welcome dogs and cats, with a £35 extra cleaning charge per stay. We just ask that pets stay out of the pool and the bedrooms.
Is there a minimum stay?
Yes, between 3 and 7 nights depending on the villa, shown on each villa's page. In July and August our larger villas run Saturday to Saturday.
